  • What amenities does Plaza Riviera offer?

  • Is Plaza Riviera a pet-friendly community?

  • What is your parking policy for residents?

    Parking is provided in our covered mechanical car lifts designed by Harding Steel. One parking space is provided for a studio and two bedroom units. Each car is assigned a designated stall in the lifts, and can be retrieved via a garage remote. The parking lift stacks cars 4 levels high, which provides added security. Retrieval times take anywhere from 30 seconds to 2 minutes. Unfortunately, full-size trucks and vans cannot be accommodated in the parking lifts.  On-street parking is available, but very limited.

  • Do you have EV charging stations?

    We do not have EV charging stations available. 

  • What type of internet connection does Plaza Riviera provide?

    Internet and cable services are not provided. Residents may choose their own provider.

  • How do I schedule a tour of Plaza Riviera?

    Please contact us to schedule a tour.  We show available apartments after the current resident has vacated and the apartment has been cleaned.  Our apartments tend to move quickly and many choose to secure an available apartment before viewing it. 

  • What are your lease terms and rental rates?

    We offer 6 months or 12 months initial leases only and do not offer month to month initial tenancies. All rental rates, lease terms, and pricing are found on our website under the Availability tab.  Availability is reported in real time and there is no other availability to offer than what is shown on the website. 

  • How do I apply for an apartment?

    Once your desired, available apartment has been viewed, and you would like to move forward, please submit an online application by navigating to the Availability tab, selecting the desired floor plan and choosing "View Details" or "Apply Now". Please select a move in date that is within 2 weeks of the estimated availability date.  There is a 24-48 hour time period for applications to be screened once all the required information is provided and the screening fee is paid.

  • What is the process after my application is approved?

    Once an application has been approved, a Holding Deposit payment will be automatically charged and an Agreement will be sent to you to sign. This will hold the selected apartment for you until the agreed upon date. Once occupancy commences, the Holding Deposit converts to the Security Deposit. The Holding Deposit is refundable only if the apartment will not be ready for occupancy by the agreed upon date.  In order to commence occupancy, you will be required to sign Landlord's Rental Agreement, which will be generated one week prior to your move in date.

  • Which utilities are included in rent and how do I set up my utilities?

    Trash and parking are included in the rent. Residents are responsible for water/sewer, electricity, and cable/wifi. There is no gas onsite. Water is sub-metered and billed with rent. 

  • How do I pay for my deposit, move-in fees, and application fee?

    Application, Deposit and Move-In Fee payments must be paid by certified funds which include credit card, money order, debit card, or cashiers check. We do not accept personal checks for move-in charges.


     


    Monthly rent payments are made through the secure Resident Portal via electronic bank transfer (ACH), debit card, or credit card. There is no fee for an electronic bank transfer (ACH). A monthly recurring Auto-Payment may be set up.
